Fast Key Concierge Service

If you want to make your life easier with collecting your docs from the CRA, ask your broker or banker to use FastKey. It's a very secure, encrypted service that can pull your tax docs for you from the CRA. This is a concierge level of service that most brokers will offer and it makes your life a little bit easier. There are a few steps to authorize them, and they will send you a text with the information and steps, but to familiarize yourself, please see the steps below. 
 

  1. Login to CRA My Account (now known as canada.ca)
  2. In the Navigation menu, click on the "Profile" option

3. On the profile page on the bottom right it will say "Authorized Representative" - click the little tiny "+ Add" button beside that to add a new representative (Fast Key in this case)

4. On this page press the "Start" button and follow the steps and fill in the information that fast key has given you. Once this is done, you're done! They will pull all the docs for you and submit them to us securely.  

Whew, that was easy! 

Online Access to your Notice of Assessment

You can also reprint your NOA online using the CRA My Account service.

 

To print a Notice Of Assessment from CRA My Account online, follow the steps below:

 

1. Login to CRA (canada.ca My Account)

2. From the Overview page, click the menu link for ” Tax returns ”

3.  In the list of mail, click the most recent “Notice of assessment”

4. Verify that it shows the correct “Tax year” that your broker has requested (likely they will want the most recent 2 years). Then click the "PDF" button at the top right of the document.

5. Make sure you download the most current one for the most recent tax year, as well as the one for the previous tax year.

 

6. If your Notice of Assessment states that you need to pay an amount (i.e you have a balance due for your most recent tax year, showing as a DR amount at the bottom of your NOA), please also print your Statement of Account to show the balance has been paid. You can find instructions for printing your CRA Statement of Account below.

Statement of Account

Sometimes when you do your taxes you will end up owing money. The Statement of Account is a document you can print out from the CRA My Account website. It is a detailed transaction listing showing charges and payments made to/from your CRA account, resulting in your current balance.

Lenders will need your Statement of Account if your Notice of Assessment shows a debit (DR) balance, because this means at the time you filed your taxes you owed additional money to CRA. If you paid your taxes owing after filing, the Statement of Account will show that your taxes are paid and your balance is $0.

 

To print the Statement of Account, follow the steps below:

  1. Login to CRA My Account (now known as canada.ca)
  2. In the Navigation menu, click on the "Mail" option

 4. Click the "PDF" button in the top right side of the document and the file will download

Be sure to submit all the pages saved/printed.

Your Tax Slips! (T4's)

Lenders will want to see all of your T-slips (T4's, T5's, T4A's, etc) and if you can't access them from their issuer (such as the portal where your paystubs are kept), then you need to retrieve them from the CRA. This process is a bit finnicky and in all reality NEEDS to be done from a computer as a screenshot is required and you can't get that screenshot from the website on your phone. 

 

Pro Tip: Follow the guide below and make sure to send your mortgage human two full years worth of slips!
 

To access the T-slips, follow the steps below:

  1. Login to CRA My Account (now known as canada.ca)
  2. Click on the "Tax Returns" button on the left hand side

3. From here click on the "Tax Information" button on the right side of the tax return page

From here, this is where it could get a bit tricky - call your broker if you're confused, we're here to help! (also, see the picture below)

4. Select the most recent tax year and then "All Slips"  followed by "View" and then click the "Open PDF" button and this will download all the slips into one PDF (so much better than saving each one individually)

5. take a picture of this whole screen including where it says your name and the list of the slips with your phone, or if you know how to - screenshot and save this screen (we need to see what is shown in the image below and yes, we will accept this as a .jpg file!)
6. Do this again for the previous tax year

Canada Child Benefit

In Canada, a CCB statement refers to a Canada Child Benefit (CCB) statement, which is an official document provided by the Canada Revenue Agency (CRA). The CCB is a tax-free monthly payment made to eligible families to help with the cost of raising children under the age of 18.
 

A CCB statement outlines many details, but the ones we need the most are the details of these payments, including:

  • The total amount of CCB you’ve received in a given year.
  • The names of the children you're receiving the benefit for
     

Where to Find Your CCB Statement

You can find your CCB statement in the following ways:

  • CRA My Account: The easiest way to access your CCB statement is through your online CRA My Account. After logging in, you can view, download, and print your statement for the relevant period.
  • Mail: The CRA may also send an annual statement to your address, summarizing your CCB payments for the year.

 

  1. Login to CRA My Account (now known as canada.ca)
  2. In the Navigation menu, click on the "Mail" option

 3. Click the most recent CCB notice and then click the "PDF" button to download the document

If you receive any other forms of payment from the CRA like  the CPP or OAS - you can find those statments in the mail section as well. The tax slips will be under the tax section, but if you have a recent update to the amount you receive and have the letter stating that then we can use that amount instead. 

To find the most recent letter:

  1. Login to CRA My Account (now known as canada.ca)
  2. In the Navigation menu, click on the "Mail" option

3. Click on the notice that you need to send us on the left page (OAS, CPP, etc). Verify the YEAR where it says "base year" inside the notice year, and then on the right side, beside the name of the notice and above the notice details - click the "PDF" Button - this will download the document for you.  

4. Do this for each document you've been asked to send.
